Positioned in the leafy western suburb of Bardon, this project needed to comply with two major development requirements:
1. The Small Lot Code (as the site was 10m wide and 40m long) and,
2. The Residential Design section of the Character Code as the area was governed by a Design Control Precinct (DCP) meaning that the façade needed to compliment some character elements by use of traditional building materials or use of contemporary materials with traditional character applications.
We successfully managed the Town Planning Development Approval (DA) process for our clients using the fast track process of Risksmart reducing the standard DA timeframes from a minimum of 3 months to 2 weeks, ensuring our clients home moved through the DA process efficiently.
On a slightly sloping site, we designed this home to suit the fall over the site. The ground level of the home was a split to minimise external retaining walls and to create articulation of the living areas. This theory needed to extend to the upper floor also to ensure the external structure of the home fell under the building height requirements.
The result was a home just over 300m2 with 5 bedrooms, study nook, media room, teenagers retreat, 3 bathrooms as well as the usual suspects of double lock up garage, lounge, kitchen dining and of course a generous alfresco – an amazing example of effective use of space.
